This fee allows the property to be taken off the market for a period of 1 month to allow the buyer to come and visit the property. If after 1 month the buyer has not visited the property or cannot confirm any flight booking the £500.00 deposit will be returned and the property will be put back on the market for sale. When the buyer visits Turkey and confirms their intention to buy a confirmation fee of £2,000 is required. The buyer will then go before the notary, with a legal translator, a solicitor will be appointed and this will start the process of applying for the Aegean Army checks. If these checks have a negative result the seller must legally declare his expenses and return the remainder to the buyer. Within 28 days of returning home the buyer must pay a minimum deposit of 30% plus legal and connection fees (detailed below). The balance will then be due when the property is completed. The term "completed" means all fixtures, fittings and decoration are complete and that it has electric and running water. Work may still be going on to other properties and some external works. If the buyer wishes to pay a 50% deposit or in full they will also be able to take advantage of our discounted rates.
